Pro Calculator:

This calculator is designed for members of the construction industry to fine tune their construction costs. You will be expected to understand the industry terms, but rest assured, the detail you receive in return for a small amount of knowledge is fantastic value for money. Please see below a step-by-step guide on how to use the calculator.

1. Choose your style of build.

2. Now the duration of this build. This will help calculate your site overhead costs.

3. What overhead and profit margins do you work on? Please choose your desired OHP.

4. Do you charge VAT, if so tick box.

5. Click for adding preliminaries to the calculator. A description of what preliminaries are is stated under this option. Some of these preliminaries will be weekly and ongoing for the project and some will be a one of cost to the project.

6. Skips, we have averaged 1 skip for every 3 weeks work.

7. Tick for scaffolding, we have based scaffold requirement on m2 of external walls

8. Tick for a top hat, based on m2 roofing area.

9. Your project may need some additional plant hire other than the mandatory plant for excavations. Is the access tight and needs a pump to pump the concrete in? Are there particularly heavy items that need a crane?

10. Does your project require some demolitions? On this section only you need to do a few calculations yourself. Imagine 1x man, 1x week is £800. Just work out how many weeks the demolition would take to enter the provisional sum. We have also added further demo requirements. Also structural support if required.

11. Tick if ground floor foundations are required

12. If this option is required, give the overall length of foundations needed. For example, if your extension is 3 meters out from your existing building and 8 meters long this would 3+3+8, making 14 meters in total.

13. Is your project having block and beam for the ground floor? If so, a spine wall may be required, so click this option.

14. Input overall length of any spine walls.

15. Input overall length of first floor walls.

16. Input height of ground floor walls.

17. Input height of first floor walls.

18. Input overall length of underpinning required.

19. Input overall length of underground pipe required.

20. Input overall length of land drain required.

21. Input overall length of Aco drain required.

22. Input number of inspection chambers required.

23. Input size in m3 of soakaway required.

25. Ground floor make ups can vary. We have given you the three most common ground floor build ups to choose from.

26. Tick if a block and beam ground floor is required.

29. Enter the size of your ground floor area for the calculator to be able to work out the costs. Using the example above- if your extension is 3 meters out and 8 meters long then you multiply the width by length. (3x8 = 24m2). This is only required if building from the ground up.

30. Tick if a first floor is required.

31. Enter the size of your first-floor area for the calculator to be able to work out the costs. Using the example above- if your extension is 3 meters out and 8 meters long then you multiply the width by length. (3x8 = 24m2). This is only required if you are building a first-floor extension.

32. Now onto the wall finishes. Choose from the variety of wall finishes in the UK. This will calculate the two skins of masonry, wall ties, damp courses and insulation.

33. Tick if structural walls are required.

34. Input overall length of structural stud external walls.

35. Select finish for structural walls.

36. Tick if stud walls are required.

37. Input overall length of stud walls.

38. Input length of Catnic lintels required.

39. If roof is pitched input area in m2 of roof.

40. Select carpentry requirement for roof.

41. Select insulation type for ceilings

42. Select roof finish.

43. Input overall length of any cut valleys required.

44. Input area in m2 of any flat roof requirements

45. If flat roof is required tick carpentry box.

46. Select flat roof finish.

47. Select value of stairs, supplied and fitted.
